One of my favorite things to buy and sell is vintage tobacco pipes. I’ve found it to be very easy to visit different flea markets, yard sales, auctions, and thrift stores and find great deals on vintage pipes.

Your key to success is education. You have to know what you are looking for. Like any type of collectible item, the most important thing to look for is (1) maker’s name, (2) rarity, (3) age, and (4) condition. We will cover each of these in more detail below:

1) Maker’s Name: Some of the more popular tobacco pipe manufacturers include Dunhill, Anne Julie, Teddy Knudsen, Tiffany and more. You also want to keep any eye open for meerschaum pipes. Typically, pipes made by an individual are more desirable than pipes that are mass produced.

2) Rarity: Obviously, the rare pipes are worth more than the common pipes.

3) Age: Typically, older pipes are worth more than newer pipes. There are a few exceptions to this rule, but this is the norm.

4) Condition: Condition is everything. People want the oldest, best and rarest, and they want it in mint condition.

If you are just getting started buying and selling pipes, the best thing you can do is visit your local libarary or bookstore, and get a few reference books. This will help you familiarize with the different types and makes of pipes. Another good option is to visit eBay and search the completed listings to find out which pipes bring the most money.

You will be pleasantly surprised to find that some pipes sell for several thousand dollars or more. And many other vintage pipes sell for several hundred dollars.

Once you’ve reviewed your reference books and eBay, you should start visiting local auctions, yard sales and flea markets and search for pipes. If you see a pipe that catches your eye, check it out.

My general rule of thumb is I never spend more than $5-$10 for a pipe that I don’t know it’s value. When I evaluate a pipe, I use the four criteria mentioned above. Typically, I trust my intuition. If I think a pipe has good potential, I buy it.

In conclusion, buying and selling pipes is a great way to make some extra money. You can get started by studying the different types of pipes and pipe makers. Once you learn the ropes, you can visit flea markets, yard sales and auctions and search for treasure. You will be surprised at what you can find.

The emerging market describes a broad range of markets from second and third world countries. It encompasses economies such as China and Brazil, together with countries in Africa and Asia. Generally, the term emerging markets represents economies which are as yet not fully developed, and subsequently an investment in an emerging market can often be high risk but has the potential to yield great returns as their economies are still developing.

If you are considering investing in emerging markets, these advice tips are worth considering.
Do not put all your eggs in the one basket: No financial portfolio should be tied up with just one investment, and any investment in the emerging market should not comprise a dominant percentage of a portfolio.

Long term view: The emerging market has been likened to investing in America in the 1920s as over forty years an investor would have gained a substantial return on any investment. In that time he would have seen prices drop through the floor. This is similar to emerging market investment today, so be prepared to take a long term view to good returns.

Advice: Obtaining general advice on the emerging market is essential, especially if you are new to financial investment. Financial advisors, banks, and other institutions seem like good places to gain valuable advice on the surface. More often than not however, the investor who seeks guidance from these places often pays for advice they do not need, as many of the best decisions can and should be handled by the investor.

A few financial investment companies have realised this and take a hands off approach and only step in with general advice if needed. These are the companies to turn to when guidance is needed.
Commissions: It goes without saying that any financial investment company is going to charge commissions, and subsequently it makes sense to look for a company that charges low rates. Some offer 0% commission initially, and this is a good place to start.

Risk vs. Return: Any investment into the emerging market is high risk. The returns however, have the potential to be considerable and subsequently an emerging market investment becomes a viable option. It is possible to invest in a country or into a fund which in turn is managed by a fund manager.

The latter becomes a question of faith and trust in that manager to do the right thing with your money, so the decision to choose a financial investment company with a view to fund management should not be taken lightly.

Currently, China and Brazil are often seen as good choices for emerging market investment.

Ultimately it is important to realise that as an investor you need to be in control of the fund, even if it is supervised by a fund manager. Some financial companies give you that control, and it is worth spending sometime to find a financial investment company like this.

It is always inspiring to hear personal business stories of entrepreneurs who overcame all odds and doubts in venturing into business and make it big. Last Sunday, I just read about how a 35 years old Thai Express Founder Ivan Lee, who started his F & B business with $300K and eventually sold his controlling stake for a sizeable $114 million in the process netting himself $80 million.

What was even more impressive was Ivan had no background or experience in F & B business before he first ventured into his first F & B business. Despite all his doubters, including his family members, about the viability of his business when he first started, he persevered and carried on. Apparently, his father-in-law was also a successful entrepreneur who founded the contract manufacturing firm JIT Holdings and sold it to Fortune 500 company Flextronics for $1 billion in 2000. This deal netted the senior Mr Goh some
$300 million. When starting out, he had benefitted from the financial and advisory support given by his father-in-law, but, subsequently, he went against his father-in-law advise by venturing into other restaurant businesses which were highly successful and are now contributing about two thirds of the business turnovers. An element of luck also play an important part in his business success as he had opened close to 100 stores but about 10 to 20 percent of the stores were not profitable. So he was lucky that his first 10 ventures were successful which provided the cash flow for his subsequent business expansion.

He is now venturing into the internet market in China despite not being in the IT industry. When The Sunday Times journalist contacted him, it found the entrepreneur in Shenzhen, experiencing growing pains all over again. He says that his friends and family are again doubting his new venture. His remark was: “I am a rooke now playing in a much bigger league and I feel like I am nine years back, starting all over again.” This young millionaire is setting his eye on his next big venture where he wants to build the next Baidu (China’s equivalent of Google) or even the next Facebook.

Lesson learnt: To make it big in business you need to be bold, have perseverance and be unique and certainly having financial support from family helps and also an element of luck. He is certainly one hack of a brave entrepreneur!

My advise is learn about internet and social media marketing before plunging into the business and be better prepared for your business venture into the internet marketing world. I am making use of my internet skills to help develop and launch community websites Henley Brunel MBA Alumni (Singapore) and other commercial websites for corporate businesses.

Good luck to all of you out there running your start-up businesses!

When buying an investment property you are likely looking to deposit as little down as possible to advance maximum control.

Be aware that if your property value falls you may possibly have a mortgage amount that is more than the price of your property. You really want to work with a guide or coach who can offer a number of experiences and guidance.

If you pick to use a 20% down payment for investment property mortgages the world is your oyster. Most financial institutions will bend over backwards to get your business.

You are considered very low threat to default on the mortgage.

You’ll still need a good credit score and the wages needed to qualify for the mortgage, but overall, you are in good shape to shop for a mortgage anywhere you please.

You should be able to acquire the most desirable interest rates available, whether you pick to go with a fixed rate or a wavering rate.

You should also be able to negotiate an ‘open mortgage’ which means that there is no mortgage penalty (often 3 months worth of interest) if you sell the house and pay off the mortgage early.

If you aren’t able to negotiate an open mortgage then ask if your mortgage is “portable”. If it is you may be able to move this mortgage into a new investment property with no penalty or condensed penalties.

And you should be able to elude having to purchase mortgage insurance all together.

All bank and/or credit union differs on this point but with approximately minimal effort and negotiation you must be able to avoid investment property mortgage insurance.

These are the details that an veteran mortgage adviser can help you with.

Know this…Investment property mortgages are constantly changing and there are new mortgages for investment properties coming accessible almost monthly!

So again, an veteran mortgage broker is likely your best answer.

For investors, lengthy amortization periods on investment property mortgages are advantageous because of two reasons: 1.The interest paid on these mortgages are tax deductible. 2.The lower monthly payment can reduce your monthly carrying costs very nicely.

Out of everything discussed around investment property mortgages, amortization periods get the most animated response from public.

There are details, fine print and exceptions to almost everything.

Things like mortgage penalties, mortgage insurance rates and mortgage stipulations need to be addressed.

So you will need to do your research and make sure the investment property mortgages you use are exact for you.

Ask questions, don’t be scared.

If what the bank or mortgage adviser is offering you is confusing, get clarification.

Secret offshore bank accounts are the stuff of legend. This article intends to debunk some of the myths about secret offshore banking by setting out what is and isn’t possible.

1) It’s impossible to open an offshore bank account without first somehow identifying yourself. This means sending a notarized copy of your bank account/passport details to the bank or intermediary.
2) Most offshore banks will also require a reference from a bank at home.
3) If you open an offshore account in the name of your offshore company, you still need to provide all the formation documents, and the name and address of a real person. No bank will let a faceless entity open an account without pinning it down to a real person.

So how is it Secret?

Well, the reasoning behind all this, is that if you open an offshore account the bank may let you have a ‘number’ rather than a name. This so called ‘numbered account’ allows you to send wire transfers without third parties knowing who you are. An account in the name of a company will do a similar thing, allowing you to send and receive payments almost anonymously, because the company name rather yours will show up on all transactions.

The problem is, this doesn’t shield you from government inquiries. If for example a government authority suspects you of having an undeclared offshore account, that you are hiding money from your spouse or otherwise engaged in funny business they can go to the country or bank in question and request your details. While some countries will reject the majority of these requests others are more pliant.

Switzerland and the Cayman Islands are two in particular that co-operate with US and EU authorities. Although both have strong bank secrecy laws on paper, these are not so closely followed in practice. Swiss banks UBS and Credit Suisse have made headlines recently over IRS investigations into US held offshore accounts.

The truth is, if you really want a secret account you may have to look further than ‘traditional’ tax havens. That means jurisdictions without tax-information exchange agreements or other links to high-tax countries.

Another option is using an offshore bank account alternative. This could be (for example) sending your funds to a trust company which then opens a bank account for you in their name. Although this is also not 100% foolproof, it does offer another level of privacy in the same way that an offshore company will shield your identity.

Whichever option you choose to take, it pays to follow some ‘golden rules’ of privacy:

1) Limit the number of people who know about the offshore bank account to as few as is humanly possible.
2) Fund the account with a cheque or western union transfer, rather than by wire from your home bank. 3) Never send funds directly back home from the offshore account.

Good luck!

Finding active hard money lenders may require some research, because they’re not nearly as obvious or numerous as conventional lenders. Many only lend money in their immediate geographic areas in order to be able personally visit properties before making loans. Check with mortgage brokers, because they often represent some hard money lenders. You can also find hard money loans through newspaper ads and on the Internet; but always verify lender credentials beforehand, as you should before working with any kind of professional mortgage lender. You’ve decided to get into rehabbing properties. A hard money loans seem to be your best option to fund these ventures. Here are a few ideas and questions to ask designed to help aid your search for a reputable hard money lender, broker, or referring source:

1. Hard Lender Experiences: Ask how long they’ve been in business. How many successful deals have they made? How many collective years of experience do all key people at the company have? Look for a hard money lender that has “direct hard loans lender” in their advertising. It’s a good sign.

2. Industry Connections: How many hard money lenders and investors does this company work with? Go with one who has several funding sources (Hedge funds, Mortgage pools, Private Equity Groups, etc.). The more connections they have to direct hard money lenders with ready cash, the faster – and better they’ll get the job done.

3. The Commercial Real Estate Market: How is the market in your area? The better the market’s doing, the lower your hard loan interest rates may be. If the market is slow you may end up paying much higher interest rate. Make sure you know the market in your area.

4. Brokers: The Company or referring source that helps you with your search for your hard money loan will have a lot of influence. Make sure they are competent. How? Ask someone who has dealt with hard loans before. Ask your lawyer. Do as much research as you think you’ll need. Hard money brokers will help you shop many investors and lenders to find a loan that works for you.

5. Direct Money Lender: Some hard wholesalers or direct lenders can fund your loan directly. Direct money lenders are a more direct way to get your loan underwritten and eliminate the use of a broker or referring source but, may have to start the application process all over again if you started with a broker. Either way, make sure you are working with a reputable company who has a proven record of success with hard lending.
